- At the Real Estate Agent
-
- 1. First explain your requirements to the real estate agent.
- Go to the estate agency and inform the staff of your requirements. (Rental fee and room layout etc.)
- 2. Then go see an apartment that meets your requirements.
- It's free of charge. If the apartment does not appeal to your taste, you are free to reject it without any obligation of paying an introduction charge. However, if the agent finds an appropriate room and you want to take your time before you decide, you may be asked to pay a part of the rent as a deposit. (to withhold the property)
- 3. Sign a contract
-
- It is necessary for you to fully understand what is written in a contract because it is usually written with many difficult legal terms. Only after reading in detail and understanding the content of the contract, sign and put your seal on the document.
- It is necessary to have a joint surety for the contract.
- At the time of contract you need to pay four or five times the monthly rent. This money includes the rent for the first month, a security deposit (shiki-kin), and other deposit (called "rei-kin" means gift money).
- The written contract is the document which prescribes the period of contract, the content of the contract, the amount of the deposit, etc. You should keep it until the annulment of the contract (the time when you move out of the apartment).
- The joint surety is responsible for paying the monthly rent or the cost of damage to the apartment in your place in case you cannot pay. You must ask a person you know very well to be your surety. It is a good idea to talk with GSO first.
- The deposit is sometimes paid back at the time of moving out (if the rooms were as same condition as you moved in) but the other diposit (reikin) will not.
- In Japan, rooms in private apartments are normally unfurnished, so you have to have your own furniture, a gas range, lighting equipments, curtains and etc.. It is best for you to find out what you need before you move in.
- Because it is sometimes very difficult for international students to find a joint surety to sign a contract, the following systems are helpful when looking for a private apartment. Please inquire at the GSO.
- Comprehensive Renter’s Insurance for Foreign Students
- When you rent an apartment in Japan, you need to have a joint surety.
- This insurance gives protection in case of a fire or other emergencies.
- It will also ease the mental and financial burden of the joint surety. It will then be easier for international students to find a joint surety. For further details, inquire at the GSO.
-
- The Subjects of Compensation
- An international student and his/her joint surety.
- Only those with the status of ‘college student.
